General Home Repairs
The everyday fixes that keep your home running — squeaky doors, sticky drawers, loose railings, broken latches.
The small list that's been growing for months — knocked out in a single visit
Every home accumulates a list of "I'll get to it eventually" repairs. The hinge that squeaks. The drawer that sticks. The cabinet handle that fell off. The drywall ding from moving day. The faucet that drips. None of them are big enough to justify a separate trip — but together they've been on your list for six months. We come, knock them out together, and you walk past them every day from now on without thinking about them.
Common items we handle in a single visit
- Doors: hinges, latches, strike plates, weather stripping, sticky locks, dragging on carpet, alignment issues.
- Cabinets and drawers: handles, slides, hinge adjustments, soft-close mechanisms, alignment.
- Railings and stairs: tightening loose railings, replacing balusters, fixing squeaky steps.
- Drywall: dings, holes from doorknobs and anchors, hairline cracks (small patches).
- Plumbing fixtures: leaky faucets (cartridge swaps), running toilets (fill valve and flapper), loose toilet seats, slow drains (mechanical clearing).
- Light fixtures: replacement of basic fixtures, ceiling fans, vanity lights.
- Electrical (basic): outlet/switch replacement, GFCI installation, basic dimmer installs.
- Caulking: tubs, showers, sinks, windows — fresh bead that actually seals.
- Weather stripping: exterior doors and windows.
- Smoke and CO detectors: battery replacement, unit replacement, hard-wired installation.
- Garage: opener adjustment, sensor alignment, weather seal replacement, broken springs (referred — those are dangerous).
What we bring
Our service vehicles carry the most common parts and supplies — caulk, hardware, common faucet cartridges, basic electrical components, drywall mud, paint touch-up basics, weather stripping, common plumbing parts. For specialty parts (a specific cabinet handle, a particular fixture brand) we ask you to have those ready when we arrive.
How we price
- Hourly rate for time-and-materials jobs, with a 2-hour minimum.
- Flat fees for common single tasks (TV mount, ceiling fan install, faucet replacement).
- Bundle discount when several items are done in the same visit — typically 10-15% off the hourly total.
- No trip charge within our standard service area.
What we won't do
We're honest about our scope. For some work you need a specialty pro — and we'll tell you so:
- Major electrical (panel work, rewiring) → licensed electrician.
- Major plumbing (re-piping, sewer line) → licensed plumber.
- HVAC (replacing units, refrigerant work) → HVAC contractor.
- Roofing replacement → roofer.
- Foundation or structural → structural engineer / specialty contractor.
- Asbestos or lead remediation → certified abatement.
- Garage door springs → torsion-spring specialist (high injury risk).
We have trusted referrals for all of the above and pass the savings of not doing it ourselves on to you.
Insurance and warranty
We carry general liability and workers' comp insurance. Workmanship is warranted for 90 days on most repairs. If something we fixed isn't holding, we come back and address it at no additional charge.
Most efficient way to use this service
Make a list as items come up over the week or month. When the list reaches 4-6 items, book a 2-3 hour block. You'll typically save 20-30% per item compared to one-off visits, and you'll knock the entire backlog out at once.
